Basha Vara একটি অনলাইন প্ল্যাটফর্ম যা বাড়ির মালিক এবং সম্ভাব্য ভাড়াটেদের সংযুক্ত করে। আমরা সরাসরি কোনো আর্থিক লেনদেনে জড়িত নই। ব্যবহারকারীদের নিজ দায়িত্বে এবং সতর্কতার সাথে সব ধরনের আর্থিক লেনদেন সম্পন্ন করার পরামর্শ দেওয়া হচ্ছে। Basha Vara কোনো পক্ষের প্রতারণা, ভুল তথ্য বা অসদাচরণের জন্য দায়ী থাকবে না।
১. সাধারণ নীতি
যে কোনো বাড়ির মালিক বা অনুমোদিত এজেন্ট Basha Vara-তে বিজ্ঞাপন পোস্ট করলে তিনি সম্পূর্ণভাবে দায়ী থাকবেন বিজ্ঞাপনের তথ্য, টেক্সট, ছবি এবং অন্যান্য বিষয়বস্তু সঠিক এবং আইনসম্মত রাখার জন্য।
এই প্ল্যাটফর্ম ব্যবহার করার মাধ্যমে আপনি আমাদের সব শর্তাবলী ও নীতিমালা মেনে নিতে সম্মত হচ্ছেন।
২. অ্যাকাউন্ট সংক্রান্ত নিয়ম
যে কেউ Basha Vara-তে অ্যাকাউন্ট খুলতে পারেন, তবে প্রদত্ত সব তথ্য সত্য ও সঠিক হতে হবে।
ভুয়া অ্যাকাউন্ট তৈরি করা সম্পূর্ণ নিষিদ্ধ। আমাদের দল যদি কোনো অ্যাকাউন্টকে ভুয়া হিসেবে চিহ্নিত করে, তবে সেটি স্থায়ীভাবে বন্ধ করে দেওয়া হবে।
অ্যাকাউন্ট তথ্যের শর্ত:
নাম: আপনার প্রোফাইলে প্রকৃত নাম ব্যবহার করতে হবে।
ফোন নম্বর: সঠিক ও সক্রিয় ফোন নম্বর দিতে হবে। ভুয়া নম্বর ব্যবহারের ক্ষেত্রে প্রোফাইল ও পোস্ট ব্লক করা হতে পারে।
ইমেইল: প্রোফাইলে যুক্ত করা যাবে, তবে এটি প্রকাশ্যে প্রদর্শিত হবে না।
লিঙ্গ: নিরাপদভাবে সংরক্ষণ করা হবে এবং অনুমতি ছাড়া শেয়ার করা হবে না।
জেলা: প্রোফাইলে অবস্থান হিসেবে জেলা যুক্ত করা যাবে, যা আমাদের গোপনীয়তা নীতিমালা অনুযায়ী ব্যবহৃত হবে।
প্রোফাইল ছবি: প্রোফাইলে মুখের ছবি যোগ করার পরামর্শ দেওয়া হয়, তবে এটি বাধ্যতামূলক নয়। ছবি দিলে সেটি প্রকৃত হতে হবে।
৩. সার্সিচ স্টেম
ভাড়াটিয়া: একটি বাড়ির বিস্তারিত (ফোন নম্বর, সংক্ষিপ্ত ঠিকানা) দেখতে এজেন্ট এর সাথে যোগাযোগ করতে হবে।
বাড়ির মালিক: ভাড়া পোস্ট করার জন্য কোন ক্রেডিট প্রয়োজন নেই।
৪. অর্ডার ও পেমেন্ট
অর্থ প্রদান ছাড়া কোনো অর্ডার অনুমোদিত হবে না।
অর্ডার বাতিল হলে ৭২ ঘণ্টার মধ্যে সম্পূর্ণ টাকা ফেরত দেওয়া হবে।
অনুমোদিত অর্ডার অনুযায়ী প্যাকেজে উল্লেখিত সময়ে সেবা প্রদান করা হবে, ব্যর্থ হলে পূর্ণ অর্থ ফেরত দেওয়া হবে।
শুধুমাত্র Basha Vara অর্ডার বাতিল করতে পারবে।
বাড়ি খোঁজার ক্ষেত্রে অর্ডারে দেওয়া তথ্যের উপর ভিত্তি করে কাজ করা হবে।
৫. মালিক হিসেবে পোস্ট করা
পোস্ট করার আগে আপনাকে নিশ্চিত হতে হবে যে আপনি বাড়ির আইনগত মালিক বা অনুমোদিত প্রতিনিধি।
সব তথ্য সঠিক, সত্য ও হালনাগাদ হতে হবে।
আপনার তালিকা অবশ্যই স্থানীয় আইন, জোনিং ও হাউজিং কোড মেনে চলতে হবে।
Basha Vara কোনো বিভ্রান্তিকর, মিথ্যা বা নীতি বিরোধী পোস্ট এডিট, লুকানো বা মুছে দিতে পারে।
৬. প্রাপ্যতা হালনাগাদ
আপনার পোস্ট করা বাড়ি যদি ভাড়া হয়ে যায়, তবে তাৎক্ষণিকভাবে প্রাপ্যতার অবস্থা আপডেট করতে হবে।
৭. মূল্য ও পেমেন্ট
ভাড়ার মূল্য মালিক নিজেই নির্ধারণ করবেন, তবে তা স্পষ্ট ও সঠিক হতে হবে।
৮. ব্যবহারকারীর আচরণ
প্রতারণা, অবৈধ, বিভ্রান্তিকর বা ক্ষতিকারক কোনো কাজ প্ল্যাটফর্মে করা যাবে না।
বিজ্ঞাপনের বর্ণনায় ব্যক্তিগত যোগাযোগের তথ্য (ফোন, ইমেইল, ঠিকানা) দেওয়া সম্পূর্ণ নিষিদ্ধ।
৯. ছবি ব্যবহারের নীতি
ছবি যোগ করা বাধ্যতামূলক নয়, তবে বিজ্ঞাপন আকর্ষণীয় করার জন্য পরামর্শ দেওয়া হয়।
ছবি সংক্রান্ত শর্তাবলী:
শুধুমাত্র প্রকৃত সম্পত্তির বর্তমান অবস্থা প্রদর্শনকারী ছবি ব্যবহার করতে হবে।
ভুয়া, পুরনো, অপ্রাসঙ্গিক বা অন্যের কপিরাইটযুক্ত ছবি ব্যবহার নিষিদ্ধ।
ঝাপসা, অত্যধিক এডিট করা, ওয়াটারমার্কযুক্ত বা নিম্নমানের ছবি এড়িয়ে চলতে হবে।
নীতি ভঙ্গ হলে ছবি বা পুরো পোস্ট মুছে ফেলা হতে পারে।
১০. অবস্থান ও বিভাগ
পোস্ট করার সময় অবশ্যই নির্বাচন করতে হবে:
বিভাগ: পরিবার, ব্যাচেলর, অফিস ইত্যাদি।
বিভাগ, জেলা, থানা, উপ-এলাকা, সংক্ষিপ্ত ঠিকানা — সব তথ্য সঠিকভাবে দিতে হবে।
১১. সম্পত্তির বিবরণ
মাস: কোন মাস থেকে ভাড়া পাওয়া যাবে।
সম্পত্তির ধরন: অ্যাপার্টমেন্ট, বাড়ি, ফ্ল্যাট ইত্যাদি।
শয়নকক্ষ/বাথরুম সংখ্যা: প্রকৃত সংখ্যা উল্লেখ করতে হবে।
ভাড়া: সঠিক ভাড়ার পরিমাণ দিতে হবে।
১২. মেধাস্বত্ব
আপনি আপনার জমা দেওয়া কনটেন্টের (টেক্সট, ছবি ইত্যাদি) মালিক থাকবেন।
পোস্ট করার মাধ্যমে আপনি Basha Vara-কে আপনার কনটেন্ট প্ল্যাটফর্ম-সম্পর্কিত প্রচারের জন্য ব্যবহার করার অধিকার প্রদান করছেন।
১৩. দায় অস্বীকার
Basha Vara শুধুমাত্র বিজ্ঞাপন প্রদর্শনের মাধ্যম।
আমরা প্রতিটি বিজ্ঞাপনের তথ্য যাচাই করি না এবং ব্যবহারকারীদের মধ্যে উদ্ভূত কোনো বিরোধের জন্য দায়ী নই।
আমাদের প্ল্যাটফর্ম ব্যবহারের ফলে যে কোনো ধরনের ক্ষতি বা লোকসান-এর দায় আমাদের নয়।
১৪. অ্যাকাউন্ট বাতিল
শর্ত ভঙ্গের কারণে যে কোনো সময় আপনার অ্যাকাউন্ট বা বিজ্ঞাপন নোটিশ ছাড়াই বন্ধ করা হতে পারে।
১৫. কুকিজ নীতি
Basha Vara ব্যবহারকারীর অভিজ্ঞতা উন্নত করতে কুকিজ ব্যবহার করে।
কুকিজে কোনো ব্যক্তিগত তথ্য সংরক্ষিত হয় না এবং এটি আপনার ডিভাইসের অন্যান্য তথ্য অ্যাক্সেস করতে পারে না।
সাইট ব্যবহার অব্যাহত রাখলে আপনি আমাদের কুকিজ ব্যবহারে সম্মতি দিচ্ছেন।
Basha Vara – Terms & Conditions
Basha Vara is an online platform designed to connect property owners and potential tenants. We are not involved in any direct financial transactions between owners and renters. All users are advised to handle payments or monetary dealings carefully. Basha Vara will not be responsible for any fraud, disputes, or misconduct by any party.
1. General Guidelines
Any property owner or authorized agent posting an advertisement on Basha Vara is fully responsible for ensuring that all text, images, and details comply with applicable laws and accurately represent the property.
By using our platform, you agree to follow these terms and all related policies.
2. Account Rules
Anyone can create an account on Basha Vara, but all information provided must be true and accurate.
Fake accounts are strictly prohibited. If our team confirms an account as fake, it will be permanently disabled.
Account Details Requirements:
Name: Must be your real and valid name.
Phone Number: Must be genuine and active. If a phone number is found to be fake, related posts and the profile will be blocked.
Email: Can be added to your profile but will not be publicly visible. We may contact you via email for service-related updates.
Gender: Stored securely and never shared without your permission.
District: Can be added for location purposes and will be used as per our privacy policy.
Profile Image: Adding your face photo is encouraged but not mandatory. If added, it must be an actual photo of you.
3. Search System
Tenants: Need to conatct agent to view details of a single property (such as contact number, short address).
Owners: Need no credits to post a rental property listing.
4. Orders & Payments
Orders are approved only after payment is received.
If an order is canceled, a full refund will be issued within 72 hours.
Once approved, we will provide services as per the selected package. If we fail to deliver within the package timeline, a full refund will be issued.
Only Basha Vara can cancel an order.
Property searches will be based on the information provided in the order form.
5. Posting as a Property Owner
You must either be the legal owner of the property or have written authorization to rent it.
Property details must be accurate, truthful, and up-to-date.
You are responsible for ensuring your listing complies with all local laws, zoning regulations, and housing codes.
Basha Vara reserves the right to edit, hide, or remove any listing that violates our policies or is found to be misleading.
6. Property Availability
If your property is no longer available, you must promptly update its availability status on Basha Vara.
7. Pricing & Payments
Owners are solely responsible for setting the rental price.
Prices must be clear, accurate, and honest.
8. User Conduct
Users may not engage in fraudulent, misleading, illegal, or harmful activities on the platform.
Contact information must not be included in the property description. Violations may lead to content removal.
9. Images in Listings
Using images is optional but highly recommended.
Image Guidelines:
Must be real photos of the actual property.
Must reflect the property’s current condition.
No fake, stolen, irrelevant, or heavily edited images.
Avoid watermarks, blurred images, or low-quality pictures.
Basha Vara reserves the right to remove images that violate guidelines. Repeated violations may result in account suspension.
10. Location & Category
When posting a property, you must select:
Category: Family, Bachelor, Office, etc.
Division, District, Thana, Sub-Area, Short Address – Accurate location details are required.
11. Property Details
Month Available: When the property is ready for rent.
Property Type: Apartment, House, Flat, etc.
Bedrooms/Bathrooms: Must reflect the real number.
Rent Price: Exact rental amount.
12. Intellectual Property
You retain ownership of your submitted content (text, photos, etc.).
By posting, you grant Basha Vara a non-exclusive, royalty-free license to use your content for promotional purposes.
13. Liability Disclaimer
Basha Vara is a listing platform only.
We do not verify every listing’s accuracy and are not responsible for disputes between users.
We are not liable for losses, damages, or missed opportunities resulting from platform use.
14. Account Termination
We may suspend or delete accounts or listings at any time, with or without notice, if rules are violated.
15. Cookies Policy
Basha Vara uses cookies to enhance user experience.
Cookies store anonymous data like session IDs and visited pages.
Cookies cannot read personal data from your device or access other sites’ cookies.
