- “Basha Vara” / “We” / “Us” refers to the Basha Vara platform and its operators.
- “User” / “You” refers to any person accessing or using the Platform.
- “Property Owner” refers to a user who lists properties for rent or sale.
- “Seeker” refers to a user searching for properties.
- “Content” includes listings, text, images, videos, and other materials.
2. Eligibility
You must be at least 18 years old to use the Platform. By using Basha Vara, you confirm that you are legally capable of entering into a binding agreement.
3. Services Provided
Basha Vara provides an online marketplace to list, discover, and connect regarding rental and real estate properties in Bangladesh. We are not a real estate broker, agent, or legal advisor.
4. User Accounts
- You are responsible for maintaining the confidentiality of your account credentials.
- You agree to provide accurate, complete, and up-to-date information.
- We reserve the right to suspend or terminate accounts for violations of these Terms.
5. Property Listings
- Property Owners are solely responsible for the accuracy and legality of their listings.
- Listings must not be misleading, fraudulent, or violate any applicable law.
- Basha Vara does not verify ownership or authenticity of listings and is not responsible for disputes.
6. Fees and Payments
Some features may be subject to fees. Any applicable fees will be clearly disclosed before payment. Payments are non-refundable unless stated otherwise.
7. User Conduct
You agree not to:
- Post false, misleading, or illegal content.
- Harass, abuse, or harm other users.
- Use the Platform for unlawful purposes.
- Attempt to gain unauthorized access to the Platform or its systems.
8. Intellectual Property
All Platform content, trademarks, and designs (excluding user-generated content) are the property of Basha Vara. You may not copy, reproduce, or distribute without prior written permission.
9. Privacy
Your use of the Platform is also governed by our Privacy Policy, which explains how we collect and use your data.
10. Disclaimers
- The Platform is provided “as is” and “as available”.
- We do not guarantee the accuracy, completeness, or reliability of listings.
- Basha Vara is not responsible for any transaction, agreement, or dispute between users.
11. Limitation of Liability
To the maximum extent permitted by law, Basha Vara shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Platform.
12. Termination
We may suspend or terminate your access at any time without prior notice if you violate these Terms.
13. Governing Law
These Terms shall be governed by and interpreted in accordance with the laws of Bangladesh.
14. Changes to Terms
We may update these Terms from time to time. Continued use of the Platform after changes means you accept the revised Terms.

Basha Vara (https://basha-vara.com) ওয়েবসাইট, মোবাইল অ্যাপ বা সংশ্লিষ্ট সেবা (সমষ্টিগতভাবে “প্ল্যাটফর্ম”) ব্যবহার করার মাধ্যমে আপনি নিম্নোক্ত শর্তাবলী ও নিয়মাবলীতে সম্মত হচ্ছেন। আপনি যদি এসব শর্তে সম্মত না হন, তাহলে অনুগ্রহ করে প্ল্যাটফর্ম ব্যবহার করবেন না।
১. সংজ্ঞা
- “Basha Vara” / “আমরা” বলতে Basha Vara প্ল্যাটফর্ম ও এর পরিচালকদের বোঝানো হয়েছে।
- “ব্যবহারকারী” / “আপনি” বলতে যে কোনো ব্যক্তি যিনি প্ল্যাটফর্ম ব্যবহার করেন।
- “বাড়িওয়ালা” বলতে যে ব্যবহারকারী ভাড়া বা বিক্রয়ের জন্য প্রপার্টি তালিকাভুক্ত করেন।
- “ভাড়াটে/অনুসন্ধানকারী” বলতে যে ব্যবহারকারী প্রপার্টি খোঁজেন।
- “কনটেন্ট” বলতে বিজ্ঞাপন, লেখা, ছবি, ভিডিও ইত্যাদি বোঝানো হয়েছে।
২. যোগ্যতা
প্ল্যাটফর্ম ব্যবহারের জন্য আপনার বয়স কমপক্ষে ১৮ বছর হতে হবে। প্ল্যাটফর্ম ব্যবহারের মাধ্যমে আপনি নিশ্চিত করছেন যে আপনি আইনগতভাবে চুক্তি করতে সক্ষম।
৩. সেবার বিবরণ
Basha Vara বাংলাদেশে বাসা ভাড়া ও রিয়েল এস্টেট সংক্রান্ত তথ্য খোঁজা ও তালিকাভুক্ত করার একটি অনলাইন মার্কেটপ্লেস। আমরা কোনো রিয়েল এস্টেট ব্রোকার, এজেন্ট বা আইনগত পরামর্শদাতা নই।
৪. ব্যবহারকারী অ্যাকাউন্ট
- আপনার অ্যাকাউন্টের তথ্য গোপন রাখার দায়িত্ব আপনার।
- সঠিক, সম্পূর্ণ ও হালনাগাদ তথ্য প্রদান করতে হবে।
- শর্ত ভঙ্গ করলে আমরা অ্যাকাউন্ট স্থগিত বা বাতিল করার অধিকার রাখি।
৫. প্রপার্টি তালিকা
- তালিকার সঠিকতা ও বৈধতার সম্পূর্ণ দায়ভার প্রপার্টি মালিকের।
- কোনো ভ্রান্ত, প্রতারণামূলক বা অবৈধ বিজ্ঞাপন দেওয়া যাবে না।
- Basha Vara মালিকানা যাচাই করে না এবং ব্যবহারকারীদের মধ্যে বিরোধের জন্য দায়ী নয়।
৬. ফি ও পেমেন্ট
কিছু সেবার জন্য ফি প্রযোজ্য হতে পারে। পেমেন্টের আগে ফি স্পষ্টভাবে জানানো হবে। অন্যথা উল্লেখ না থাকলে পেমেন্ট ফেরতযোগ্য নয়।
৭. ব্যবহারকারীর আচরণ
আপনি সম্মত হচ্ছেন যে আপনি:
- মিথ্যা, বিভ্রান্তিকর বা অবৈধ তথ্য পোস্ট করবেন না।
- অন্য ব্যবহারকারীকে হয়রানি বা ক্ষতি করবেন না।
- অবৈধ কাজে প্ল্যাটফর্ম ব্যবহার করবেন না।
- অননুমোদিতভাবে সিস্টেমে প্রবেশের চেষ্টা করবেন না।
৮. মেধাস্বত্ব
Basha Vara প্ল্যাটফর্মের সকল কনটেন্ট, ট্রেডমার্ক ও ডিজাইন (ব্যবহারকারীর কনটেন্ট ব্যতীত) Basha Vara-এর সম্পত্তি। অনুমতি ছাড়া কপি বা বিতরণ করা যাবে না।
৯. গোপনীয়তা
আপনার তথ্য ব্যবহারের বিষয়টি আমাদের Privacy Policy দ্বারা নিয়ন্ত্রিত হবে।
১০. দায়মুক্তি
- প্ল্যাটফর্ম “যেমন আছে” ভিত্তিতে প্রদান করা হয়।
- কোনো তালিকার সম্পূর্ণতা বা নির্ভুলতার নিশ্চয়তা আমরা দিই না।
- ব্যবহারকারীদের মধ্যে কোনো লেনদেন বা চুক্তির জন্য Basha Vara দায়ী নয়।
১১. দায়সীমা
আইন অনুযায়ী সর্বোচ্চ সীমার মধ্যে, প্ল্যাটফর্ম ব্যবহারের ফলে সৃষ্ট কোনো পরোক্ষ বা ক্ষতিকর ক্ষতির জন্য Basha Vara দায়ী থাকবে না।
১২. অ্যাকাউন্ট বাতিল
এই শর্তাবলী লঙ্ঘন করলে পূর্ব নোটিশ ছাড়াই আপনার অ্যাকাউন্ট বাতিল বা স্থগিত করা হতে পারে।
১৩. প্রযোজ্য আইন
এই শর্তাবলী বাংলাদেশের আইন অনুযায়ী পরিচালিত ও ব্যাখ্যা করা হবে।
১৪. শর্ত পরিবর্তন
আমরা যেকোনো সময় শর্তাবলী পরিবর্তন করতে পারি। পরিবর্তনের পর প্ল্যাটফর্ম ব্যবহার করলে তা গ্রহণযোগ্য বলে গণ্য হবে।
