Who’s Your Homes Customer?

There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.

In markets where new construction has been active, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.

Shop at least three lenders before you commit to one. A seemingly small rate difference adds up to around twenty thousand dollars over a thirty-year loan on a four hundred thousand dollar mortgage. Lender fees vary too. Do not compare rate quotes without also comparing origination fees, points, and closing costs.

The inspection is where the marketing copy meets reality. Show up for it even if it costs you half a day of work. A good home inspector will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether the price has been reduced and by how much. A listing that has been relisted after a cancellation is a fundamentally different negotiation than one that just hit the market at an aggressive price.

For buyers with the financial cushion to handle a repair bill without panic, this market is full of opportunity that distracted or impatient buyers miss. The homes that meet real criteria at a realistic price are still moving. They are going to the people who did the homework before they started looking at listings.

Buyers who take the time to do their homework tend to find that the market is more navigable than the headlines suggest. Before you commit to a direction, browsing homes for sale and market resources can sharpen your picture of what is actually available in your price range.
