Welcome to Basha Vara. These Terms of Use (“Terms”) govern your access to and use of the Basha Vara website, mobile application, and related services (collectively, the “Platform”). By using the Platform, you agree to comply with these Terms. If you do not agree, please do not use the Platform.
1. Acceptance of Terms
By accessing or using Basha Vara, you confirm that you have read, understood, and agreed to be bound by these Terms of Use and all applicable laws and regulations of Bangladesh.
2. Eligibility
You must be at least 18 years old to use the Platform. By using the Platform, you represent that you are legally capable of entering into a binding agreement.
3. Nature of Service
Basha Vara is an online property listing and discovery platform that connects property owners, agents, and seekers. We do not own, sell, rent, or manage any property listed on the Platform.
4. User Responsibilities
You agree to:
- Provide accurate, current, and complete information.
- Use the Platform only for lawful purposes.
- Ensure that any content you post is truthful and does not violate any law or third-party rights.
- Take full responsibility for interactions and transactions with other users.
5. Prohibited Activities
You may not:
- Post false, misleading, or fraudulent listings.
- Upload content that is illegal, abusive, or offensive.
- Attempt to gain unauthorized access to the Platform or its systems.
- Use bots, scrapers, or automated tools without permission.
6. Listings and Content
- Property owners and agents are solely responsible for their listings.
- Basha Vara does not verify ownership, legality, or accuracy of listings.
- We reserve the right to remove any content that violates these Terms.
7. Payments and Fees
Certain services may require payment. All fees will be disclosed clearly before purchase. Payments are non-refundable unless otherwise stated.
8. Intellectual Property
All Platform content, logos, trademarks, and designs (excluding user-generated content) are the property of Basha Vara. Unauthorized use is strictly prohibited.
9. Disclaimer
The Platform is provided on an “as-is” and “as-available” basis. We do not guarantee uninterrupted service, accuracy of listings, or successful transactions.
10. Limitation of Liability
To the fullest extent permitted by law, Basha Vara shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Platform.
11. Account Suspension or Termination
We reserve the right to suspend or terminate your account at any time if you violate these Terms, without prior notice.
12. Governing Law
These Terms of Use shall be governed by and interpreted in accordance with the laws of Bangladesh.
13. Changes to Terms
We may update these Terms at any time. Continued use of the Platform after changes means you accept the updated Terms.

Basha Vara ওয়েবসাইট, মোবাইল অ্যাপ ও সংশ্লিষ্ট সেবা (সমষ্টিগতভাবে “প্ল্যাটফর্ম”) ব্যবহারের ক্ষেত্রে এই ব্যবহারবিধি প্রযোজ্য। প্ল্যাটফর্ম ব্যবহার করার মাধ্যমে আপনি এসব শর্তে সম্মত হচ্ছেন।
১. শর্ত গ্রহণ
Basha Vara ব্যবহার করার মাধ্যমে আপনি নিশ্চিত করছেন যে আপনি এই ব্যবহারবিধি পড়েছেন, বুঝেছেন এবং বাংলাদেশের প্রযোজ্য আইন অনুযায়ী এতে সম্মত হয়েছেন।
২. যোগ্যতা
প্ল্যাটফর্ম ব্যবহারের জন্য আপনার বয়স কমপক্ষে ১৮ বছর হতে হবে এবং আপনি আইনগতভাবে চুক্তি করতে সক্ষম হতে হবে।
৩. সেবার ধরন
Basha Vara একটি অনলাইন প্রপার্টি লিস্টিং প্ল্যাটফর্ম। আমরা কোনো প্রপার্টির মালিক, বিক্রেতা, ভাড়াদাতা বা ব্যবস্থাপক নই।
৪. ব্যবহারকারীর দায়িত্ব
আপনি সম্মত হচ্ছেন যে আপনি:
- সঠিক ও হালনাগাদ তথ্য প্রদান করবেন।
- শুধুমাত্র বৈধ উদ্দেশ্যে প্ল্যাটফর্ম ব্যবহার করবেন।
- আপনার প্রকাশিত কনটেন্ট আইনসম্মত ও সত্য হবে।
- অন্য ব্যবহারকারীর সাথে লেনদেনের সম্পূর্ণ দায়ভার নিজে বহন করবেন।
৫. নিষিদ্ধ কার্যক্রম
আপনি করতে পারবেন না:
- মিথ্যা বা প্রতারণামূলক বিজ্ঞাপন পোস্ট করা।
- অবৈধ, আপত্তিকর বা ক্ষতিকর কনটেন্ট আপলোড করা।
- অনুমতি ছাড়া সিস্টেমে প্রবেশের চেষ্টা করা।
- স্বয়ংক্রিয় টুল বা বট ব্যবহার করা।
৬. তালিকা ও কনটেন্ট
- বিজ্ঞাপনের সম্পূর্ণ দায়ভার প্রপার্টি মালিক বা এজেন্টের।
- Basha Vara মালিকানা বা তথ্য যাচাই করে না।
- শর্ত লঙ্ঘনকারী কনটেন্ট অপসারণের অধিকার আমরা সংরক্ষণ করি।
৭. ফি ও চার্জ
কিছু সেবার জন্য ফি প্রযোজ্য হতে পারে। পেমেন্টের আগে তা স্পষ্টভাবে জানানো হবে। অন্যথা উল্লেখ না থাকলে পেমেন্ট ফেরতযোগ্য নয়।
৮. মেধাস্বত্ব
Basha Vara-এর সকল লোগো, কনটেন্ট ও ডিজাইন আমাদের মেধাস্বত্ব। অনুমতি ছাড়া ব্যবহার নিষিদ্ধ।
৯. দায়মুক্তি
প্ল্যাটফর্ম “যেমন আছে” ভিত্তিতে প্রদান করা হয়। আমরা নিরবচ্ছিন্ন সেবা বা লেনদেনের নিশ্চয়তা দিই না।
১০. দায়সীমা
আইন অনুযায়ী সর্বোচ্চ সীমার মধ্যে, প্ল্যাটফর্ম ব্যবহারের ফলে সৃষ্ট কোনো ক্ষতির জন্য Basha Vara দায়ী থাকবে না।
১১. অ্যাকাউন্ট স্থগিত বা বাতিল
শর্ত লঙ্ঘনের ক্ষেত্রে পূর্ব নোটিশ ছাড়াই আপনার অ্যাকাউন্ট স্থগিত বা বাতিল করা হতে পারে।
১২. প্রযোজ্য আইন
এই ব্যবহারবিধি বাংলাদেশের আইন অনুযায়ী পরিচালিত হবে।
১৩. পরিবর্তন
আমরা যেকোনো সময় এই ব্যবহারবিধি পরিবর্তন করতে পারি। পরিবর্তনের পর প্ল্যাটফর্ম ব্যবহার করলে তা গ্রহণযোগ্য বলে গণ্য হবে।
